1.   Bookings and cancellations must be in writing please to avoid any misunderstanding.    The cottage will be available from 4pm on arrival day and must be vacated by 10am on the day of departure.

2.    A 30% non-refundable deposit is  requested if booking more than 6 weeks ahead.      The balance is payable 6 weeks before arrival date.      Full payment is requested if booking less than 6 weeks before arrival.

3.   Electricity and heating oil are included in the price of the accommodation, but telephone calls are charged at BT rate and must be paid for on departure.

4.   Bed linen and towels are provided but not cot bedding or beach towels.

5.   Please leave everything clean and tidy, and in the same state of repair as you found it.    Note that visitors are responsible for any damage and breakages during their stay, and we would appreciate being informed immediately so that we can arrange repairs or replacements without delay.

6.   Telephoned bookings can be made up to 9pm.    We will confirm your booking in writing on receipt, within 3 days, of the booking form and non-refundable deposit. 

7.   If you cancel the booking, the deposit is non-returnable.     However, we will attempt to re-let the cottage, and if we are successful, we will return the deposit less any expenses incurred in re-letting.    We do strongly recommend that you take out your own holiday insurance.

8.   We do not allow pets or smoking in the cottage.

9.   Please let us know if anything fails to operate properly so that we can repair or replace it as quickly as possible.

10. Anyone with limited mobility should make us aware of this at the time of booking and we can discuss what special facilities will be required.
